The Canyon Ranch Inspection
Tasked to scout for a retirement home for a favorite aunt based in San Francisco, I hopped on a white Pregio van bound for Carmona to do an ocular of Canyon Ranch — a first-class residential community development of property giant Century Properties Group, said to be the fastest-selling residential units in the country, and I sure would want to know why.
For someone who loves to drive her lean and mean SUV and definitely not a fan of vans, such trips to sites are almost dreadful. But this one was all right — the ride was comfortable; the aircon worked, the suspension was there, and the van was equipped with a dvd player. Not bad. Armed with a tall Misto, and after setting the watch bezel, I enjoyed the roomy backseat as I watched the Canyon Ranch audio-visual presentation showcasing their development. Impressive. As the white whale of a Pregio pulled up the Street of Dreams, I checked the watch — time lapsed: 30 minutes. But half an hour drive, on a payday Friday, is definitely good enough for me. I wished I brought my car and drove instead; I would’ve enjoyed it immensely.
The professional sales staff started the tour at the Fremont unit — a 105 sqm, 3-bedroom, 3 toilet-&-bath home with a lanai, living and dining areas, maid’s room, storage & laundry areas, and a carport. What got my attention was the double-height ceiling living area and the generous windows that provide ventilation & view. Next was the Atherton, a 280 sqm, 4-bedroom, 5 toilet-&-bath home with a balcony and lanai, living and dining areas, a den/study, family area, walk-in closets, maid’s room, service area, and a carport for 4. Of course the Atherton, too, comes with a double-height ceiling but what blew me away was the majestic view: situated at the Ridge, the Atherton has the most commanding vistas of Laguna de Bay and Mt. Makiling — and it overlooks the race tracks.
My aunt, an unstoppable party animal in her youth, now prefers gardening over clubbing, and enjoys serving her friends coffee and pastries back in San Francisco. And wouldn’t she love showing off her demitasse at the Atherton balcony! There’s probably no need to tell her that Canyon Ranch is going to be near high-end malls, schools, hospitals and all that — there’s going to be The Village (with 30 dining and retail establishments) and The Club (with sports & fitness amenities) anyway.
And if I may make a confession, I do have one ulterior motive: I’d love to crash in this place after a hard day’s windsurfing in Caliraya. Why rush back to Manila when you can park your aching limbs and recharge, no, make that rejuvenate, at Canyon Ranch.

The above title rings true for Canyon Ranch, a 17-hectare residential development perched on the foothills of Carmona, Cavite . The place is only 25 minutes away from Makati City and is part of the San Lazaro Leisure Park. In a jiffy, we were smoothly transported to Canyon Ranch using the smallest BMW (the one series) while enjoying music from the newest and smallest (and probably one of the most wanted gifts this Christmas) Apple iPod -- the very tiny and pencil slim "nano," distributed by Microwarehouse in the Philippines .
As soon as we got to Canyon Ranch, the Las Piñas Boys Choir welcomed us with their Christmas carols. We then proceeded to do an ocular of the place overlooking Laguna de Bay, Antipolo, Mt. Banahaw , Mt. Makiling and the Manila Jockey Club.
There are seven homes to choose from including the Napa (50 square meters) and the Atherton (280 square meters). Each of the homes are either single detached or duplex residences built in classic two-storey California style. We viewed the smallest homes (Napa) whose interiors were brilliantly done by two young designers, Miguel Rosales and Chat Fores. They maximized the small space in a very effective way. Chief executive marketing officer Emil Perez says, " Napa is one distinct home collection that is exceptionally favored by many." The duplex style, two-story Napa has provisions for three bedrooms with two toilets and baths and a porch. Developer Century Communities Corp.'s managing director Marco Antonio enthuses, "For a low down payment and only P300 a day, you can own a Napa home at Canyon Ranch." Residents can also use clubhouse that offers an array of recreational and sports facilities such as basketball and badminton courts, a swimming pool, a jacuzzi, gym, game room and library. |

RP on verge of biggest real estate boom in 30 years
by
Gil C. Cabacungan Jr.
|
|
| |
THE PHILIPPINES IS ON THE CUSP OF what could be the country's biggest property boom in nearly three decades fueled by money from overseas Filipinos, investments from businessmen and increased government spending.
"If politics is neutral, we are at the threshold of the biggest real estate boom since 1997," says Albay Representative Joey Salceda.
Since the Asian financial crisis brought the property sector into a long swoon in 1997, the industry has been on a slow but steady climb in the last few years.
Salceda expected the property boom would be broad based from residential houses and condo units to office towers, leisure facilities and hotels.
Tapping OFW market
At least $1 billion in remittances from Filipinos living or working abroad low in every month (not counting the dollars sent through informal channels), and it is expected that these dollars will be spent on buying new houses for their families, high-end condos or resort homes for their own use.
Demand for quality
Industry sees that there is an underlying flight to quality in the growing demand for property. Buyers are more knowledgeable now that they were before and they will go to developers that have a long track record, that build classy units whatever the market level and deliver their products on time. With people looking for more quality products, the industry's growth is expected to be sustained."
Gov't role
Despite its political troubles, the Arroyo administration has also contributed to setting the stage for a surge in property demand. Salceda said.
Aside from keeping interest rates low through prudent debt management, Salceda said the government was poised to further kick up interest in the real estate sector by jacking up its capital spending by 52 percent next year the first time in five years that it would be boosting investments infrastructure.
"This should make the 4.2 million housing backlog a real demand." Salceda said.
Hot demand for office space
Aside from houses and residential condos, another hot factor in the property sector is the rising demand for office space, with vacancy rates dropping from their peak of 60 percent to between 9 and 15 percent at present.
GB Richard Ellis, the worlds largest real estate advisory firm, said robust demand for office space was being driven mainly by relocations multinationals corporations and embassies from Grade B and C buildings and may continue demand from new and expanding call centers, business process outsourcing (BPO) provides, and information technology companies.
Bulls Running
"Despite medium term domestic economic concerns, the outlook for the office property sector remains bullish." CB Richard Ellis said. "Limited supplies of suitable Prime/Grade A office space in the Makati CBD will keep vacancy levels in the single digits for the near and medium terms while relase expirations in 2006 will be closely watched as they are expected to impact the amount of available space."
The property adviser noted that demand was not confined to Makati and Ortigas.
"Tight supplies of suitable existing of fice space in Metro Manila is forcing call centers and BPO's with large space requirements to consider locating to areas outside the major central business districts." said CB Richard Ellis, citing the rising trends toward the construction of more build to suit buildings(specially in Alabang and Fort Bonifacio), and the conversion of shopping malls and other types of retail establishments to space suitable for call centers.
Leisure and Hotels
The property sector is also humming in the leisure and hotel business, with average occupancy rates improving to nearly 75 percent this year from less that 50 percent a few years ago, the highest growth being registered in deluxe suites, according to CB Richard Ellis.
Tourism arrivals are on track to hit 2.66 million this year (up to 6 percent last year), with tourism revenues expected at $2.2 billion (up by 14 percent from last year).
With international arrivals predicted to rise by 15 percent next year (in line with the government's goal of having 5 million tourists by 2010). CB Richard Ellis noted an increasing number of foreign investments going into building deluxe hotels and resort facilities.
"Out of 7,000 plus island, only one fourth the currently developed and many hospitality-related facilities need refurbishment or have yet to built". |

Living large
in small spaces

DON'T LET LACK of space hinder your creativity: Even a small home can be made big on design.
This seems to be what interi or designer Chat Fores is con veying when Century Communities Corp. tapped her to design one unit of the Napa home collection-two (two-story, three-bedroom) units, each having only a combined floor area of just 50 square meters.
"It's a challenging proposition. As a designer you ponder the problem of how to organize and furnish an interior to meet all appropriate functional expectations, within small spatial parameters and still provide an esthetically pleasing environment," said Fores, who heads interior design firm, Chat Fores Design Studio.

WELL-PLACED mirrors also increase the perception of space inside the house. |
|
Duplex-style homes
The Napa collection model unit, which Fores was assigned to is a duplex-style home intended for first-time home buyers or those wanting to own a more affordable package within Canyon Ranch, a premier residential development perched on the foothills of Carmona, Cavite and part of the San Lazaro Leisure Park.
Despite the limitations of size and small interior spaces, Fores was able to come up with a design employing creative space planning and tasteful, appropriately scaled furniture selection.
For one particular model unit, Fores' properly placed mirrors and glass partitions added to the feeling of openness.
Letting the light in
Color tones were light to emphasize the open feel of the space and help reflect light within the space. Use of transparent glass in some areas will also allow more light to penetrate the interior areas of the house.
Fores also opened each room to the morning and afternoon light, creating a more spacious feeling to the apartment.
Also, proper scale is the design philosophy used by Fores in dealing with such confined spaces each room is filled not with bulky pieces but of furniture scaled for the room.
According to Fores, her design ideas are usually influenced by her frequent travels to interesting places and interaction with her students at the Assumption College and the Philippine School of Interior Design. |

A Napa home for P300 a day
by Teresa R. Salazar

T HE INVITE TO THE PRESS for the luxury ride to Canyon Ranch in Carmona, Cavite , looked too good to be true. Organizers described the Century Communities Corp. (subsidiary of Century Properties Corp.) community as "picturesque," the stuff that could be seen only in brochures.
After all, it was just the first horizontal project of 19-year-old Century Properties Group, which was more known for its high-rise condo-miniums such as Essensa, Soho central, South of Market, West of Ayala, and Oxford Suites. Aside from satisfying media curiosity, this media trip was planned to be a rare romp for motoring media with the BMW 1 series, the designated "carriage" to bring us to the Ranch.
After a 25-minute drive from the Pacific Star Building in Makati to the entrance of the Canyon Ranch, we realized that all the hype about the Ranch was for real.
|

|
|
|
THE LIVING room of one of the model homes at Canyon Ranch. |
|
2 phases
Canyon Ranch, which occupies 17 of the 77-hectare San Lazaro Leisure Park, is split in two phases.
The rolling topography of phase 1 is dotted with classic California-style structures, the highest of which stands 20 meters above ground. Lots in phase 2 would stand more majestically at 25 meters.
How the developer situated each house (media was shown model units ranging from 50 to 280 sq m) in such a way that the four corners of each property would have an unblocked view of the hills, mountains and the skyline, is worth noting.
From each home and every window, the view is not monotonous, the inescapable downside of every "flatland" development.
The first phase covers 10 hectares, on which will be built 400 residential and commercial units. A commercial strip at the north ernmost point of the property will be established. Out of the 30 commercial units to be built, 25 have already been sold.
The developer also used feng shui to determine where the development should face. In this case, Canyon Ranch faces east.
"Investors are buying in because they feel they have a target market dedicated to their businesses," said Marco Antonio, managing director of the Century Communities Corp.
Phase 2 will have 300 units.
View of the races
Canyon Ranch offers inexhaustible visual treats for its settlers: Mt. Makiling , the Antipolo stretch of the Sierra Madre Range , mys terious Mount Banahaw and the expansive Laguna de Bay. And perhaps a most unique and interesting viewing angle for almost all units at Canyon Ranch is that of the Manila Jockey Club's twin oval racetracks.
One five-bedroom house priced at P16 million and elevated 20 meters aboveground, for example, has a view of the racetrack from its infinity pool and even from the master's bedroom.
The community development was a joint venture project between Century Communities and the Manila Jockey Club.
Alfonso Reyno, chair of the San Lazaro Leisure Club, said that part of the vision was to create a leisure park special in the country. The horseracing facility, he said, is considered world-class and most modern in Asia .
Romantic and dramatic
The developer credits the romantic and dramatic physical characteristics of the property to the terrain and topography The views from each window of each unit are unhindered yet varied, and houses do not obstruct the view for neighboring units.
The division from each house to the next would either be the elevation or the thoughtfully designed landscapes and rock formations.
For instance, the duplex-style Napa homes (which go for P1.8 million) would have the same unobstructed viewing privileges of the environment from all windows as that of houses ranging to P12 million.
"We pride ourselves in offering 180 degrees of water and mountain as your horizon starting from Antipolo on the left, to Laguna de Bay, Mt. Banahaw and Mt. Makiling," said Marco Antonio.
First wi-fi community
"We're the first wi-fi (wireless fidelity) community in the country. Who says that you actually have to leave the house to work," he enthused.
The Canyon Ranch is surrounded with giant dishes allowing residents to network and surf the Internet from the comfort of their own backyard or pool. Cool natural breezes course through a duplex-type Napa home, an ideal setup for residents wanting to do away with air conditioning.
"The whole value proposition of the south is that now it is a more viable place to live in. As (Metro Manila) grows more populated, and as land becomes scarcer, prices are rising. The price of a house in Carmona can be (equivalent) to a condo (in the city)," said Antonio.
Appreciating swiftly
Canyon Ranch boasts of its similarities in communities around the world where prices of residential properties situated near a race track have appreciated swiftly. One example is the posh properties near the Belmont Park Racetrack in New York .
The featured model units are Napa (50sqm duplex type with three bedrooms, two toilet and bath; Stanford (70sqm, three bedrooms, two toilet and bath with porch); Irvine (80sqm with three bedrooms, two T&B with porch); Delano (101sqm with three bedrooms, three T&B with balcony). Berkeley measures 200sqm with four bedrooms and three T&B; while Atherton has 280sqm, four bedrooms and five T&B with balcony.
A Napa-type home can be had for a low down payment and at P300 per day or roughly $5 a day.
For more information on its down payment schemes, you can surf www.canyonranc.com.ph or call Century at 818-0925 or 893-7050.
"There are many plans for the leisure park and residents at Canyon Ranch will definitely benefit from this prime location and its future development," said chief executive marketing officer Emil Perez.
Century Properties Corp., the parent company was founded by Ambassador Jose EB Antonio one week before the EDSA Revolution in February 1986.

Seeing is believing,
Century's Masterpiece
by Mary Ann LL. Reyes

It was a partnership made in heaven. Alfonso Reyno Jr., owner of Manila Jockey Club, was looking for the right partner to realize his dream of developing a portion of his vast 77-hectare property in Carmona, Cavite into the perfect residential haven.
He could have approached anybody since his property was a developer's dream. The land is the site of the San Lazaro Leisure Park, where the formerly Manila-based race track transferred.
PAGCOR is also operating a casino in the area. The terrain was perfect. The land's high elevation allowed for an unblocked view of the waters and provided a cool climate. And to think this place was only a 24-minute drive from Makati .
The Manila Jockey Club then decided to partner with Century Properties, owned by Ambassador Jose Antonio, for a more than P2 billion project called Canyon Ranch. "We chose Century and Joey Antonio because I've seen what he has done in his other project. He goes for perfection, beauty and quality. I wanted a work of art to show to the world," Revno said.
Undeniably, purchasing a home is a major investment, and with the soaring prices of commodities, finding a house and lot these days at a budget price is a hard undertaking.
Uniquely, the Napa Homes at Canyon Ranch is one big welcome surprise at only P1.8 million: According to developer Century Communities Corp.'s managing director Marco Antonio, the Napa Homes at Canyon Ranch offers first time home buyers or those simply looking to make a change, an opportunity to own a quality home in a first- class development at a remarkably reasonable price. "For a low down payment and only P300 a day you can own a Napa home at Canyon Ranch," Antonio enthuses.
Perched on the foothills of Carmona and part of the San Lazaro Leisure Park, Can yon Ranch is a perfectly orchestrated mast er planned 17 hectare residential development that combines the warmth of country living with the amenities of today's modern conveniences. It is the only development nearest to Metro Manila that combines all three unique and exceptional features - terrain, location and climate. Such elevation allows Canyon Ranch residents to enjoy spectacular views of Laguna de Bay, the hills of Antipolo, Mount Banahaw, Mount Makiling and the world-class Manila Jockey Club.
There are seven attractive homes at Canyon Ranch each of which is designed to accommodate different lifestyles," "But I must say, Napa is one distinct home collection that is exceptionally favored by many," says chief executive marketing officer, Emil Perez. At 50 square meters, the duplex style, two-storey Napa home is well designed. It has provisions for three bedrooms with two toilets and baths and porch.
"If the view outside is breathtaking, the view from within is dazzling," remarks Perez. The two model Napa Homes, petite and beautiful are well designed in gold and champagne - aptly to give one a feel of space.
Top 10 reasons buyers choose Canyon Ranch

Small is Beautiful

To the lucky bunch who went to the "Small is beautiful, life is beautiful" press run, 11 and 12 December are dates best remembered by series of little pleasures that, by the end of the day, convince anybody that life is more than beautiful: It is grand.
Those two auspicious days began with being ferried to Canyon Ranch in style: as guests assembled at the Pacific Star in Makati, a fleet of beamers stood by, their lean and mean engines revved up and raring to race to Carmona. 25 minutes into the ride in the iPod nano equipped BMWs and the troop was welcomed by glasses of bubbling champagne, canapés and exchange of niceties. With the row of white canopies and lavish table settings amid the splendid view and climate of Canyon Ranch, the affair seemed set in a secluded, secret paradise.
As the cold December winds and the Las Piñas Boys Choir serenaded the press crew with yuletide tunes, waiters clad in impeccable holiday spiff went around and delivered goodies fit for Santa himself:

Coffee or Canyon Ranch?
|
|
| |
Ever wondered how you spend your cash? While not many of us keep financial journals, or receipts even, it might be a good idea to try tracking down where each peso goes for about a month - and be astounded by how big a part of our paychecks go not to real purchases but frivolous stuff.
On one Oprah episode, a financial adviser helped a couple figure out how to save their mortgaged home: they could save a couple of hundred dollars a month if they would just brew their own coffee and limit dining out to twice a week. That couple ended up swearing to pack lunch everyday to keep their home. Smart. No-brainer. But then perhaps it's about time we do something similar - give up some little luxuries and acquire our own residences. All we need to do is set aside as little as Php 300 a day.
Did you just say "Whoa! You've gotta be kidding!?" The Century Properties Group, developers of Essensa East Forbes, voted by Asiaweek Magazine as the Philippines' best residential building is certainly not. To address the shortage of affordable, class A residences in Manila, Chairman Jose EB Antonio picked a perfect spot - 17 hectares of prime land overlooking one of Asia's best racetracks in a fabulous location in Carmona, Cavite - and built Canyon Ranch. In turn, Managing Director Marco Antonio pushed his pencils and introduced the Paylite scheme, one of the most flexible in the market.
Under the Paylite scheme and with house and lot packages starting at Php 1.8M - the price of a modest studio in Manila - one can own a home at Canyon Ranch for a low down payment and as little as Php 300 a day. That's the price of a sandwich and gourmet coffee or half an hour of cellphone conversation, or a shot of cognac. Buffet lunch? Forget it. No decent buffet can be had for less than half a grand. Not much to give up, right? Better yet, giving them up is not even necessary - brew your own, bring a French press, make your own sandwich with low-fat dressing, and have a far healthier glass of Merlot at home instead. Now, ain't that sweet, especially if it's your new home at Canyon Ranch we're talking about?
While we're talking finances, let's make a full go at it: Canyon Ranch makes for a good, low-risk, high-yield investment with its exclusivity factor. "While other developments are several times bigger and sell thousands of lots, Canyon Ranch has only 700 units," explains Marco Antonio. The prestige and exclusivity of Canyon Ranch translate to higher capital values and faster property appreciation. Since its launch, properties at Canyon Ranch have appreciated by as much as 25% in less than a year. According to Antonio, people have realized the immense value proposition of Canyon Ranch. To date it has sold 90% of phase I with phase 2 now open for selling.
Wondering what the fuss is all about? Canyon Ranch simply has so many things going for it: it is like one fabulous gift with everything in it. Canyon Ranch gives you magnificent vistas of Mount Makiling, Mount Banahaw, Laguna de Bay and Antipolo yet barely half an hour away from Makati; just a degree warmer than Tagaytay, yet at least 20 minutes closer to the CBD compared to other residential developments in the south; embraced by nature yet also within 15 minutes from educational, recreational, shopping, sports and leisure facilities.
Canyon Ranch is near the U-Belt of the south: De La Salle University-Canlubang, St. Scholastica's College, Ateneo Graduate School, De La Salle-Zobel, Woodrose, Brent International School; medical facilities: Asian Hospital, Muntinlupa Hospital; retail havens: Alabang Town Center, Filinvest Mall, Robinsons Place, SM Dasmarinas; Golf Belt: Southwoods, Sta. Elena Golf and Country Club, Orchard Golf and Country Club, Canlubang, Riviera; and vacation spots: Batangas dive spots and beaches, and Tagaytay.
All that for Php 300 a day? Good deal, eh? But it gets better: the Ranch offers a wide range of units to please impeccable tastes: at The Ridge are the Atherton and Berkeley . The Atherton sits on a 280 sqm lot, has living and dining areas, family room, den/library, four bedrooms, five toilets and baths, maid's room, walk-in closets, porch, carport for four, 2 lanais, service areas, and 2 balconies.
The 200 sqm Berkeley has a living and dining area, family room, foyer, four bedrooms, kitchen, powder room, four toilets and baths, walk-in closet, family area, maid's room, porch, veranda, two balconies and carport for 2.
At The Vistas are Delano , Fremont and Irvine . The 3-bedroom Delano unit sits on a 101 sqm lot, has 3 toilets and baths, maid's room, storage area, a carport for two, three bedrooms, and open dining and living room areas.
The 105 sqm Fremont has 3 bedrooms, 3 toilets and baths, maid's room, storage and laundry areas, a lanai and a carport.
The 80 sqm Irvine comes equipped with 3 bedrooms, 2 toilets & baths, porch and a carport.
At the Hills and Trails are the Stanford and the Napa . The 87.45 sqm Stanford unit has 3 bedrooms, family area, 2 toilets & baths, maid's room, porch, carport and balcony.
Napa , petite at 50 sqm, has provisions for 3 bedrooms with 2 toilets and baths, and carport. Completing the package is a 2-storey, 3-building Village Center set to house a collection of dining, retail, and service establishments. Also in the offing is a Clubhouse featuring sports and leisure facilities for exclusive use of Canyon Ranch residents.
So, next time you order pizza, or that fattening frap, think again - giving that up could mean not just a body in better shape, but a home for that gorgeous self as well, in an equally gorgeous locale. Canyon Ranch
A community dev't that wins you over
|
Philippine Daily Inquirer - December 3, 2005
|

FOR MANY WEEKS, A FRIEND of mine has been nagging me to just come and see this residential project site. Finally, after constant prodding, I consented and went to see Canyon Ranch in Carmona.
After seeing its "Street of Dreams" or model pavilion, I have to agree that it takes only one brief visit and one fleeting moment to be enamored by the charm of this unique development Canyon Ranch has definitely won me over.
Upon entering Canyon Ranch in San Lazaro Leisure Park one cannot help but feel as if you have been transported to another place, more like one scenic subur ban community in California . That is why it was no surprise to hear from its developer Century Communities Corp. that Canyon Ranch is the fastest selling homes in the south. But here are just some of the reasons to help validate why Canyon Ranch is the most successful selling project in the south today.
. Terrain. Perched on the foothills of Carmona, Cavite , and built 10 stories above ground, Canyon Ranch boasts of elevated, rolling terrain spread out over 17 hectares of pristine land. Residents of Canyon Ranch enjoy spectacular views of Laguna de Bay, the hills of Antipolo, Mount Makiling and the world-class Manila Jockey Club.
. Location. Canyon Ranch is at least 25 minutes closer to Makati as compared to other resi dential developments in the south. It is within the university belt of the best schools in the south, and a close distance to shopping havens. Also within more than 5-kilometer radius are some of the best golf and country clubs. Also nearby are beaches in Batangas and vacation places in Tagaytay.
. Climate. The high elevation of Canyon Ranch and its proximity to the mountains provide Canyon Ranch with cool weather. (just one degree warmer than Tagaytay). For residents who want to enjoy the great outdoors and escape the heat and smog of Metro Manila, this means cool, natural breeze and healthy, pollution free environment.
. Guaranteed community. Unlike other developments that sell lots only, and thus attract speculators, Canyon Ranch sells house and lot packages. Every home in Canyon Ranch will be built-on guaranteed.
. Exclusivity. While other developments are 15 times bigger and sell thousands of lots, Canyon Ranch has only 700 units. Since its launch less than a year ago, properties at Canyon Ranch have appreciated by as much as 25 percent. Investing in Canyon Ranch is a low-risk, highprofit undertaking.
. The first wi-fi community in the Philippines. All homes at Canyon Ranch are wi-fi and broadband ready, giving you instant wireless connection and high-speed Internet access. Armed with a laptop or PDA, this means being able to enjoy wireless broadband connectivity while having a cup of cappuccino or a glass of wine whenever and wherever you are in Canyon Ranch.
. A world-class racetrack. Nestled inside the San Lazaro Leisure Park, Canyon Ranch overlooks the San Lazaro racetrack - one of the best in Asia and residents can literally watch the games from their balconies. All over the world, real estate that is situated beside a racetrack enjoy price premiums.
. Managed by the country's largest private property man agement company. Century Properties Management Inc. (CP MI), a subsidiary of developer Century Communities will provide the property and management services at Canyon Ranch, ensuring excellent upkeep and worry-free supervision of your investment.
. Affordable homes and the best payment terms in the market. There is a wide market of buyers ranging from young professionals, start-up families, to balikbayans who want to invest and retire and are falling in line to own a home at Canyon Ranch. Homes at Canyon Ranch start at P1.8 million. Canyon Ranch has pioneered special interest-free Pay Lite terms, where one can own a home for as low as $5 a day.
. Outstanding developer track record and reputation. The Century Properties Group has over two decades of experi ence and distinguished reputation of developing quality, innovative developments that meet the demands of the global Filipino.
But perhaps the best reason is not even listed: Canyon Ranch creates lasting memories in a community that works, functions and interacts like family. It's a place to grow up, live, raise a family, and grow old just like the good old days when neighbors actually know each other.

"Peace and rest at length have come,
All day's long toil is past;
And each heart is whispering,
Home, Home at last"
-- Thomas Wood

Wood's verse of poetry may very well sum up Tina's thoughts as she disembarks from the plane at the NAIA. Granted a couple of weeks leave by the New York public auditing firm KPMG (Kleiveld Pcat, Mapwich Guehdeler), accountant Tina Bautista got ready to come home to Manila for a visit. Part of the preparation was surfing the net to explore real estate investment opportunities. A search on the Yahoo engine yielded quite a number, but one particular site caught her attention both in terms of content and presentation: www.canyonranch.com.ph . She was impressed enough to make just one inquiry, and when she finally flew to Manila, Century Communities Corp. had all the arrangements to visit the site were already set.

It was two years ago, Tina vividly recalls, when together with her mom and two brothers, she went to Carmona to see the model units. While she and her brothers liked what they saw, it was their mother who "literally clapped her hands," recalls Tina. The decision to make the considerable investment came not much later, and in less than a year, accountant Tina happily shares that the property-Canyon Ranch's Delano -has appreciated by 22%.
The 3-bedroom Delano unit sits on a 101sqm lot, has three toilets and baths, a maid's room, storage area, a carport for two, and a master's bedroom that opens to its own balcony. For the 28 year-old and eldest of three, Tina, whose family always comes first, the Delano is perfect with its open dining and living room areas for spacious family get- togethers and entertainment. Tina further shares that she bought the unit for her mom, for the time when the latter eventually decides to move to the suburbs, as she herself is pretty much of a city girl who thrives in the hustle and bustle of the metropolis. Her mom is the type who doesn't like going out all that much, so the Canyon Ranch environment is perfect with the exclusive Clubhouse featuring sports and leisure facilities and the 1.6-hectareVillage Center housing over 30 dining, service and retail establishments, she wouldn't have to venture out of the Ranch, Tina shares further.
Queried about her plans in the future, Tina says she's definitely coming back home, but turns thoughtful, almost pensive, and adds that she would most likely live in her recently purchased Makati condo unit. She flashes a huge, wistful smile, though, when she imagines the day her mom finally moves to the Ranch, and declares "She's gonna love it there.
Aside from the Delano, other units at Canyon Ranch are the Atherton, Berkeley, Fremont, Irvine, Stanford and Napa .
The largest house model, the Atherton sits on a 280 sqm lot; the ground floor holds the foyer, living and dining areas, family room, den/library, maid's room and 2 toilets & baths. On the upper floor are the master's and 3 other bedrooms, two walk-in closets, and toilets & baths. Outdoor amenities include a porch, carport for four, 2 lanais, service areas, and 2 balconies. Situated at the Ridge area, the Atherton overlooks the San Lazaro racetrack and offers the most commanding views of Laguna de Bay, Mt. Makiling and even the hills of Antipolo that can be glimpsed beyond the tracks.
The 200sqm Berkeley takes advantage of the sweeping views provided by the ridge 10-storey elevation. On the ground floor are a living room, dining area, family room, foyer, guest room, kitchen, powder room, two toilets and baths, and a maid's room. Upstairs, the master's and two other bedrooms, an ante room, a walk-in closet, living room, family area, and two toilets and baths thoughtfully laid out. Al fresco amenities include a porch, veranda, two balconies and carport for 2.
The Fremont prides itself with a split-level design of its 105 sqm area. It has 3 bedrooms, 3 toilets and baths, living and dining areas, maid's room, storage and laundry areas, a lanai and a carport.
The 80 sqm floor area of Irvine is perfect for small families. Living and dining areas, a toilet & bath and a kitchen occupy the ground floor, while the upper floor hosts 3 bedrooms and a toilet and bath. The Irvine also has a porch and a carport.
The 87.45sqm Stanford units has a living and dining areas, a kitchen, maid's room, and toilet & bath on the ground floor, while upstairs will be found 3 bedrooms, a family area and a toilet & bath. Outdoor facilities include a porch, carport and balcony.
Napa is a duplex style home perfect for starter families. The 50 sqm floor area holds a bedroom, a toilet and bath, living and dining areas and kitchen on the ground floor, plus provisions for two bedrooms and a toilet and bath on the second floor.

High returns for Canyon Ranch Homes

Philippine Daily Inquirer - October 22, 2005

Gina de Silva, has been working as a nurse in one of the premiere hospitals in Florida , USA for almost 9 years now. Time and again, she sends money to her family back home to help in their expenses.
For the longest time, Gina has been planning to buy a property in the Philippines to give to her family and alleviate them of the mounting monthly rental rates (which by the way, eats up a big chunk of the monthly remittance money she sends them). She along with many of our overseas Filipino workers, felt it was about time to make a solid investment.
So, when Gina came home to Manila for a brief visit, she took the opportunity to scout thru the many properties in the market, and in April 2004, decided to buy a home at Canyon Ranch Carmona, Cavite, a flagship development of Century Communities Corporation.
The 3-bedroom, 2 storey house cost Gina P4 million with a payment term of 10% downpayment, 60% payable in 36 months and 30% to be settled upon turnover. Today, Gina's house is selling at P4.9 million. And to think Gina's cash outlay to date has only been about P1.1million. That is a high investment return of 82% based on cash outlay!

Leading high-rise developer tries hand
at masterplanning community
by Charles E. Buban |
Philippine Daily Inquirer - September 10, 2005

CANYON RANCH IS A TRULY unique development. It combines an unparalleled environment of country life with all the comforts of modern living. Resplendent with lush greenery, it is no more than a stone's throw away from the first truly world – class racetrack development in the country, the San Lazaro Leisure Park.
"Canyon Ranch is truly a place one would have always dreamed of and wanted to come home to," promises Jose Marco Antonio, man aging director of Century Communities Corp., the property's developer and exclusive market ing manager.
Perched on the foothills of Carmona, Cavite , the 17-hectare Canyon Ranch offers its resi dents an oasis barely 25 minutes (passing four exits of the South Luzon Expressway) from Makati City
40% to greenery
According to Antonio, the property will only use 60 percent of its land area, leaving the rest for tree-lined streets, rolling hills, open spaces and community parks.
"Living here means open views, cool breezes (thanks to the property's elevated and hilly topography) and a tranquility rare to find in Metro Manila," describes Antonio.
Gracious country living at Canyon Ranch is reflected in the classic California-style homes in varying floor layouts and lot sizes.
Homes at Canyon Ranch range from three to five bedrooms with floor areas from 80 to 280 square meters and whose prices range from P3.2 to P13 million. There are also duplex homes available at the property's Canyon Hills where units go for as low as P1.6 million.
Haven of luxury, security
"Each home is promised to be a haven of luxury and security for all family members as each unit is to be finished to the highest possible standards of quality," assures Antonio.
Each residence will have a view deck that will give unobstructed views over the Manila Jockey Club's world-class twin oval race horse track (reminiscent of posh properties in New York where residents enjoy a view of the prestigious Belmont Park Racetrack) and the rugged natural beauty of the surrounding mountains of Mt. Makiling and Antipolo as well as view of the Laguna de Bay.
Also serving the needs of about 700 homes rising at Canyon Ranch is The Village Center, a commercial multiplex that will house numerous dining, retail and specialty establishments.
"There will also be a clubhouse featuring a wide range of indoor and outdoor amenities for exclusive use of the residents. Also included in the plan are restaurants and bars, gaming and entertainment areas, an equestrian school and a riding academy," enumerates Antonio.
Community goes high-tech
Canyon Ranch also goes high tech as it will offer high-speed Wi-Fi (wireless fidelity) Internet access services within the community.
"I believe we are the first to offer this feature. By staying connected to the world, Canyon Ranch residents may be able to do business or stay in contact with the world whenever they want and wherever they want," reveals Antonio.
A preview of what life Canyon Ranch offers can now be viewed on site as Century Communities created The Street of Dreams, a row of model homes that would allow visitors a foretaste of the community's charm and unmistakable character that awaits them.
Canyon Ranch, Century Property's flagship development, is being developed in partnership with the Manila Jockey Club, landowner and operator of the San Lazaro Leisure Park.
Century Properties is a subsidiary of the Century Properties Group, a recognized leader in real estate marketing, management and develop ment in the Philippines whose recent developments include Soho Central in Mandaluyong City and South of Market (SoMa) in Fort Boni facio Global City in Taguig.

COUNTRY HOMES AND HORSE RACING
The luxury of living near the race
|
Manila Bullettin - September 1, 2005
Philippine Star- September 3, 2005

|
| |
In 2003, real estate magnate Jose EB Antonio took one look at the sprawling 17 hectares of premium land in San Lazaro Leisure Park in Carmona and knew in an instant it will be a spectacular residential site. "It was love at first sight," says Antonio. The spectacular views, the cool crisp air and the thrill of an adventure laden horse race track facility excited Antonio. It reminded him of elite Belmont Park .
It was no surprise that the unique landscape tickled Antonio, the glamorous world of horse racing is one of the world's most exhilarating sports. In America, United Kingdom, Hongkong and even Dubai, the sports is more often than not exclusive to the rich and famous. A typical site will be elegantly attired men and well-dressed women in their hats and long chiffon dresses watching from the grandstands while the corporate boxes above them flow with champagne. "It's simply pure luxury to live near these sports havens," adds Antonio. He also adds that real estate near sports and leisure facilities is always considered premium land and thus, sought after property investors. "Over and above that, the features of the site are spectacular and add even more value and character to the development," Antonio further states.
Thus, since partnering with Manila Jockey Club in 2004, Jose EB Antonio's Century Properties Inc. thru its development arm Century Communities Corporation has been busy transforming this magnificent location to one of the country's finest gated communities.
Perched on the foothills of Carmona, Cavite, Canyon Ranch is a perfectly orchestrated master planned residential development that combines the warmth of country living with the thrill of sports and the amenities of today's modern conveniences.
Barely 25 minutes or 4 exits from Makati , Canyon Ranch is an ideal refuge from city living. California inspired homes at Canyon Ranch range from 3 to 5 bedroom residences with floor areas of 80sqm to 280sqm. All are individually decorated with view decks giving way to sweeping vistas of Laguna de Bay, Mt Makiling, Antipolo and the world-class MJC Racetrack. Prices range from P3.2 Million to P13-Million. Duplex homes at Canyon Hills are also available for as low as P1.6 million.
This inviting community of Canyon Ranch will make use of only 60 percent of its land area, leaving the rest for tree-lined streets, themed gardens, open spaces and community centers. The same Southern California feel and street scene will also pervade at The Village Center in Canyon Ranch - a commercial multiplex that will house numerous establishments. There will also be a clubhouse featuring sports and leisure facilities for exclusive use of Canyon Ranch residents. Also planned are restaurants and bars, gaming and entertainment areas, an equestrian school and a riding academy.
Very close are shopping and dining destinations like the Alabang Town Center, the lively Festival Mall, SM South and Robinsons Mall . Nearby schools are De La Salle Canlubang, Woodrose and Brent International School.
Canyon Ranch is also going to be the first hi-speed, wireless (wi-fi) community. "Residents of Canyon Ranch can enjoy internet access and networking capabilities whenever and wherever they are in the community. By staying connected to the world, Canyon Ranch residents can now do business closer to home. When it comes to weather, Canyon Ranch is an ideal place to live in with its cool Tagaytay like weather.
SPORTS MECCA
Canyon Ranch is also a haven for golf enthusiasts. Within a 5 kilometer radius are some of the country's best golf and country clubs, namely; Manila Southwoods, Sta Elena , Riviera and the Canlubang Golf and Country Club. But what is most thrilling Antonio says is to watch the adrenaline pumping game of horse racing right from your own balcony and pool area. "Imagine the energy of the game amidst your own private natural surroundings." Chief Marketing Officer Emil Perez has disclosed that the ridge homes selling at an average of P12-M were the first ones to go. Easily snapped up by wealthy horse lovers who simply want the best box tickets for every horse game!

Making the Philippines worth coming home to
by Lorenzo G. Abellera |
from Philippine News - July 20-26, 2005 |

DESPITE the exodus of Filipinos to all parts of the world, the I Philippines remains home for many of them.
"The biggest asset of the country is the country itself, and this will never change, no matter what the political situation, no matter who comes in the government or whoever will be next. The fundamentals of the country remain the same: it's a great place to live and to travel," said Jose E.B. Antonio, chairman of Century Properties Group.
And indeed, at the end of the day, Filipinos who sojourned to foreign lands are likely to return. And to cater to the housing needs of overseas Filipinos, Century Properties, one of the Philippines' dynamic real estate companies, go for developments that suit the sophisticated tastes of the balikbayans, be it for a visit or for retirement.
"We try in our role as private sector developer to produce those products that are internationally accepted in terms of standards," Mr. Antonio said.
INTERNATIONAL STANDARDS
Considering that Filipinos who have stayed in the United States for quite a time have adopted to more sophisticated ways of living, Century Properties came up with property developments that are at par with the developments abroad. For instance, Essensa, its upscale development at the Fort Bonifacio Global City , was judged by Asiaweek magazine as one of the best residential buildings in Asia , a testimony that Century Properties is capable of producing world-class developments.
As a follow-up to this feat, Century Properties has come up with other developments, which do not only, cater to the housing needs of local residents, but also of overseas Filipinos coming home.
For those who prefer a place to live in in the metro, Century Properties has two landmark developments that provide comfort and style, much more making the active urbanite accessible to practically any points in Metro Manila.
One is the South of Market (SoMa), a 39-storey, twin-tower residential development that is also located at the Fort Bonifacio
Global City, one can take advantage of this prime location as SoMa is near retail establishment Market! Market!, several international schools, and the Makati and Ortigas business districts. SoMa is also the first residential condominium in the Philippines where the units come fully furnished. However, one must not be intimidated because SoMa is by far the most affordable residential condominium at the Fort. Unit prices start at P2.9 million and available at attractive payment terms.
Meanwhile, for those who put a premium on accessibility, SOHO Central may be the answer. Located at the corner of Shaw Boulevard and EDSA in Mandaluyong City, SOHO Central is the first transportation-oriented development in the Philippines as it provides a direct link to the Metro Rail Transit (MRT). "It's only now in the Philippines that a developer like us has fully recognized the advantage of being close or connected to a transportation system," Mr. Antonio said.
Because this concept is patterned to similar convenient apartments in London, New York, Japan, Hong Kong and other developed cities, being a unit owner at SOHO Central can make one breeze through the northern and southern points of Metro Manila in a matter of minutes, sans the hassles of traffic jams.
SOHO Central is a twin 35 storey residential project, the first one to rise at the 24-hectare Greenfield District - a commercial, business and transportation hub next to the Ortigas business district and a number of shopping centers such as SM Megamall, Shangri-La EDSA Plaza, and the newly revived EDSA Central.
Finally, for those seeking a retirement or leisure haven, Canyon Ranch is Century Properties' bet.
"That is what we want to communicate: that people should look up to the Philippines as a retirement place," said Emil Perez, Jr., Century Communities senior vice-president and chief marketing officer, who spearheaded the company's campaign in the U.S. And indeed, Century Properties created a different kind of environment for those who love the outdoors in a 17-hectare property in Carmona, Cavite .
Reminiscent of properties in New York where residents enjoy a view of the Belmont Park racetrack, Canyon Ranch is proud of its views of the San Lazaro Leisure Park just beside the property. "We chose something that will give potential buyers or those Filipinos living in the United States the wholeness factor and that is what we're doing in Canyon Ranch. It's elevated, it has clean air, and it has a lot of amenities," Mr. Antonio added.
Homes at Canyon Ranch are also fully integrated with the commercial complex that blends sports and entertainment facilities. Aside from the San Lazaro Leisure Park that has a twin-oval horse race track with expansive stabling facilities, jockey's quarters and a state-of-the-art turf club building, Canyon Ranch will also be right beside nearly-completed restaurants and bars, gaming and entertainment areas, an equestrian school, and a riding academy.
While Century Properties' developments can be something to lure Filipinos living and working overseas, Mr. Antonio said that more than anything else, the country itself is the best reason to go back home. "The biggest asset of the country is the country itself. This will never change, no matter what the political situation is," he said. |

Crisis fails to dampen property sizzle
by Lorenzo G. Abellera
Contributor

from Philippine News - July 20-26, 2005 |
MANILA - The Philippine real estate sector expressed its optimism amidst the political turmoil that haunts the local economy.
Leading property developer Jose E.B. Antonio, chair of the Century Properties Group, told Philippine News that "despite the political noise going on, we remain to be bullish about the prospects of the industry."
The presidency of Gloria Macapagal Arroyo has been under siege with allegations of her husband and other family members receiving illegal gambling bribes and tampering with the last presidential elections. As a result the economy has suffered, with international credit rating agencies giving the Philippines negative marks.
Still, Antonio waxed optimistic, saying that "as we mature as a nation, we will try to acknowledge that this (political crisis) is part of democracy."
He said the real estate industry is poised for more growth as it furthers its efforts in tapping Filipinos overseas as its market. "A significant part of our market that we want to tap is the overseas Filipinos," Antonio said.
There are an estimated 8.5 million Filipinos overseas, about a tenth of the Philippine population.
"The people who have worked in the United States for the past 25 years have amassed savings in the form of equity for their homes," Antonio said.
He noted U.S. Census figures indicating that the average annual family income of Filipinos in the U.S. is $65,189. The national average is $50,046. Philippine property developers have noted this purchasing clout and have launched aggressive sales campaigns in the U.S.
Also, Filipinos all over the world remit some $12 billion annually to the Philippines . "This is what's propelling to a large extent the purchase of new homes in the Philippines," Antonio said.
The real estate industry is "going on a very strong recovery," he said. "The demand-supply situation [in the local real estate scene is lopsided in favor of demand; there is very little supply," he said.
The Philippine National Statistical Coordination Board's (NSCB) data shows that the ownership of dwellings and real estate continued to expand to 6.8 percent as of May this year from the 4 percent growth it posted last year. This was brought about by increased sales of high- and mid-income developments and leasing operations which grew from 9.5 percent last year to 25.2 percent this year.
The ownership of dwellings, on the other hand, which accounts for 79 percent of the total 6.8 percent growth, grew at a slower phase from 2.9 percent in 2004 to 2.8 percent this year.
With the National Economic and Development Authority's (Neda) forecasting a 5.3 percent to 6.3 percent growth in gross domestic product (GDP) growth this year, Antonio said he was also optimistic that his company as well as the entire sector will be able to ride with the economic development.
Century Properties projects a 300 percent growth from 2004 with the sale of their recent developments such as Soho Central in Mandaluyong City, South of Market (SoMa) in Fort Bonifacio Global City in Taguig, and Canyon Ranch in Carmona, Cavite. |

Condo Sales lead property boom Philippine News
By: Jade Ceres Dolor |
April 27-May 3, 2005 |

MANILA - Filipinos are making the switch, with growing numbers of urbanities now preferring to live in residential buildings instead of single detached units. This, according to the chairman of one of the biggest property developers in country.
Indeed, the Philippines is poised to take on the role of Asia's Mecca of posh residential living, Century Properties Group Chairman Jose E.B. Antonio told Philippine News in an interview last week.
While city dwellers now prefer to live in residential condominiums for practical reasons, Filipinos still hanker for a house and lot to call their own, according to Antonio. Thus, sales of single detached units are still strong in the provinces.
The real estate industry which had been in the doldrums for the last few years has definitely rebounded, he says, and his company is leading the way with a number of projects for both city folks and those whose hearts belong to the province. Filipino-Americans have also become a target market.
Since its inception 19 years ago, Century Properties has grown to a $100-million corporation, with an annual growth rate of about 33 percent, while its staff has grown from six to 3,000. As an integrated full-service real estate company, it offers gaining, sales and property management. It's role in the country's progress is more evident in its development efforts.
"We study the needs of market and provide excellent products. We're innovative, we're revolutionary. Our track record includes more than 25 buildings and there are many landmark buildings that we've done. We've done medical arts building, we've done commercial buildings ike Pacific Star. But our flagship is actually residential buildings," said Antonio.
Credited with premier projects such as La Maison Rada, Le Triomphe, Le Metropole, Pacific Place , One Magnificent Mila, Medical Plaza Makati, Medical Plaza Ortigas, Oxford Suites, West of Ayala and the Riviera Golf and Country Club. Century Property's reputation is a high-quality builders was cemented with Essensa East Forbes. The project in Fort Bonifacio Global City was recently recognized by Asiaweek Magazine as Asia 's best residential development.
The real estate powerhouse takes it a notch higher with four more projects. Bel-Air Soho in Makati City is a boutique residential condominium. Soho Central, a twin 35-storey residential and commercial development, is located right in the middle of the 24-hectares Edsa Central Re-development.
Simple, yet functional and stylish, the 30 to 60sqm units come with complete kitchen cabinetry and bathroom fittings. As a transportation-oriented development, it brings a new level of convenience. It is directly connected to Shangri-La Plaza and the Edsa MRT Station. It is only a short distance away to the newly-renovated Edsa Central Mall, SM Megamall, The Podium and Medical City .
Another project, South of Market (SoMa), is a 37-storey twin tower fully-fitted and fully-furnished condominium. It is located at the Crescent Park West residential district. This development offers accessibility to the Ninoy Aquino International Airport, the Makati Business District and C-5.
Luxury suites are offered in one, two and three bedroom configurations ranging from 39 to 115sq.m. Unit ownership also comes with its amenities such as concierge and doorman services, house keeping and laundry services.
The building facilities include THX theater movie room, function rooms, an owner's lounge, a game room, a health and fitness center, a swimming pool, and driver's lounge. Each unit has superior furnishings like kitchen cabinetry, a refrigerator, an oven and range hood, a microwave oven, a living and dining room set, a flat screen TV, a DVD player and an entertainment system.
Cenury Property's newest development arm, Century Communities Corp. veers away from urban and condominium developments with its flagship project Canyon Ranch. Located in the picturesque Carmona, Cavite, the 17-hectare development is gated first-class residential community located within the higher grounds of the San Lazaro Leisure Park.
California-inspired homes and tree-lined boulevards set it apart from other Cavite projects. Varying models, floor layouts and lot sizes are offered to accommodate different lifestyles. Its elevated terrain and rolling topography provides a commanding view of Laguna de Bay. Inside the development is the Village Center , a 16-hectare commercial complex designed to address the needs of the residents. The strip mall will house 40 reaturants, cafes, retail shops and other leisure establishments.
As proof that these are top-caliber developments, the projects sell fast. "Bel-Air Soho is 100% sold, for Soho Central we are at 90% of one tower, we are hoping to start selling the other tower. Canyon Ranch is practically 100 percent sold, we are opening phase one soon." said Antonio. The selling point for each property lies greatly in its distinct qualities.
"For our on going projects right now, we try to have unique selling proposition. For example, in Soho Central, it's the first transportation oriented development in the country, where the building is linked to MRT, so you can basically walk towards the train and get to Makati within five minutes. So that's the big selling point. For South of Market in Bonifacio, it's the first fully-fitted and fully furnished condominiums project in the Philippines . Its priced percent lower compared to other buildings that are not even fully-fitted or fully-furnished.
Then for Canyon Ranch, it's the first WiFi community in the country, where you could basically connect from your backyard or from a public park. So it's really what we try to do, have a unique characteristic to a project aside from doing all the basics very very well. We still try to look towards the future to see what people want today and what they'll want a year or two from now and we try to incorporate that foresight into our developments," said Managing Director Jose Marco Antonio.
Development is not the only thing giving this company the edge over the competition. As a property management company, CPMI has its fare share of success. "We are planning on expanding our property management into other countries. We are going into China . China is presently experiencing a building boom. In Shanghai alone, the most progressive city in China, they built 5,000 buildings in one year.
"These buildings need management. We are not intending to bring in people to change the bulbs and sweep the floors. We are going to be trainors of the trainors. We are going to be middle management and senior management. The Century Properties Management is the biggest property management in the Philippines " said chairman Antonio.
Marco Antonio added that the company currently manages 45 buildings, both in-house developments and third party contracts. "The combined asset value of what we're managing is about $2billion. It says a lot for third party developers to endorse their properties for us to manage, that means even our peers trust us with our capabilities" he said.
INVESTING IN THE PHILIPPINES
The news of Century Properties' success has far reaches Overseas Filipino Workers make up to 60 percent of their buyers, as such Jose Antonio said, "We are addressing most of our projects for the expat Filipinos who are now used to international standards, we are proud to say that all our projects are international standard. People who live in our communities, mostly expats in Manila say that our level of quality is comparable to the best in the world.
And as Filipinos we should be proud of that, we have arrived in terms of development and in terms of management and our kababayans should be proud that when they come here, when they buy something, its like buying in New York or in Las Vegas, they'll be honored and they'll be proud. Pride of ownership will be very immense when they buy our products."
His advice to Filipinos based in other countries, "Invest where there is growth, invest where there is development. Do not invest in matured markets and I believe the Philippines is a developing market, it's a sunrise country and the prospects for growth here is higher than any other place"
He added, "The current economy of the Philippines is on the bounce, on the rebound. While there are certain reforms being undertaken by the government, mainly tax reforms, the government is starting to give the basic services to the people here. These reforms are actually going to bee good over the long term. Now what's going on in the economy is we're growing at anywhere from 3 percent per annum. And that is the formal economy, the informal economy is strong, probably stronger than the formal economy."
